Who 'checks things' if your county does not do permits
Comments (12)As if the lack of permits & inspections is not bad enough, in some regions there is absolutely no required certification for some contractors. By example; In the state of Ohio a Commercial & Residential Plumber is required to complete a 4 year state approved apprenticeship and take a written exam to receive a "Plumbers License", but if one wants to work solely on single family or multi-family residential structures that do not exceed 3 stories in height or have more than 4 living units they can get a limited "Residential Plumbing License" directly from the county or municipality where they intend to work. To make matters even worse, in many counties and municipalities they simply do not have a licensing procedure whatsoever, and sadly, in those areas that do require a "Residential License" the procedure is at best a joke. In many cities one can go to the courthouse and declare they want to be a "Residential Plumber". The will then be required to produce a state tax number, a liability insurance policy and if they intend to hire 4 or more people they must have a workmans comp insurance policy, then pay a flat fee in the order of $125/annum and voila', they are a "Residential Plumber". The truth of the matter is that many of those people have absolutely no prior experience or training and most wouldn't know the plumbing code from the morse code, but who cares, the city doesn't require any permits or inspections anyway. Many cities have adopted a permit program, but are they really intent on checking your home for proper installation or safety? The answer here is NO. If the truth was told they have adopted permits and inspections for two reasons: 1. The permits & Inspection fees are a cash cow for the city. 2. When your new construction, remodel or addition is completed the inspector can flag the tax assessors office to come and upgrade your assessment for tax purposes. In recent years, as a result of the shake up in the banking industry in regions where they do not have strong code enforcement many banks have now hired their own code inspectors and they will not write a mortgage until the structure is signed off by their inspector. If you live in a region where they do not have good code enforcement I would suggest you discuss your concern with your banker and they may have an inspector that will work with you. The downside of using the banks inspector is that many GC's and subs will argue that the banks inspector does not have the authority to require changes. To that I would respond, if your work doesn't pass the bank inspector, I get no mortgage, and if I get no mortgage you get no money, simple as that....See MoreDo you do your own painting, or hire it out?
Comments (39)If there's any way we can afford to, we'd prefer to hire it out. Our cutting-in always looks like s*** because neither of us has steady hands (the one lingering aftereffect of DH's bout with Graves' hyperthyroidism is hand tremor, even though he's been in complete remission 10+ years), and I fizzle out way too quickly with repetitive motions like rolling. We painted (and otherwise half rebuilt) our porch this summer and it was pretty miserable. We have a friend rather like Tuesday's, kind of a jack-of-all-trades, who moved back to this end of the state after a few years away and will likely be helping us with a bunch of stuff as the budget permits, and he's agreed to try to teach DH some honey-do kind of things. He's a major hippie with a taste for the ganja (but never while working) - he's slow but quite picky about his work, and thankfully he only asks $15/hr plus materials from friends. Comments (41)Nope, no professional nail treatments for me, either. Way back, when I was young, I often wore polish on my fingernails, and occasionally on my toes if I was wearing sandals. I've worn only athletic style shoes for almost 40 years now, so nothing but necessary clipping of toenails. And fingernails I trim as needed while watching TV. Have any of y'all tried a glass emery board? They are great for leaving a smooth edge on your nails, it's all I use now. When I was young (and slim) I always wanted long fingernails. I have no idea why, it was just sort of 'the thing to have', I guess. But no way my nails would grow, they chipped, split, broke, anything but grow long. Probably because I did so much with my hands. But now that I am older, and have no desire for long nails, they grow long, strong and fast! But I keep them just a tad longer than the tips of my fingers. Anything longer is just a nuisance! Comments (78)..everything's over-engineered, yes ..hates to ask for help or delegate-yes ..dislikes to part with things, what if they'll be of use one day? even if decides to-I can see how excrutiating is for him ...always late-yes ..has this strange persuasion of how he can do everything, it's just that 24 hours isn't enough,50 would fit him more ..different perception of time and space..he'd make a good austronaut, actually.. ..company coming..I don't want to start. lol. He'll go to get something for the table-will be back in 5 hours..and won't be something, will be three times as much of what's needed. and yes, why you start with the garden when we have company coming? ..doesn't give a damn about his health. But is very preoccupied with mine. but my main worry..he doesn't sleep. Drives me crazy. And I don't think it's innocent btw. Plain dangerous.. Otherwise he's amazing and - I love talking to him. Even him always starting with arguments against, even when we vehemently disagree, even when he says something that I find irritating, and I know he just exaggerates for the fun of it. Even when he insiss I don't need Exilis Ultra..)) Even when he drags me to places, when I don't want to go anywhere, period.. I don't know whether I ever had a closer person in my life. A partner, I mean. So what do I ask already? I don't ask for much. Get home and sleep. Gosh! (would be nice to organize the freaking garage too. lol. He promised..I'm waiting...years go by..) How he puts up with me? He makes it seem easy..I know it's not, but he makes it seem that way. I can tolerate myself much less than he can tolerate me Once I tell him: -listen it's maybe good you're of a different gender..makes one reconcile with lots of stuff..
