help with flooring ideas for 2nd floor and stairs

The first floor has light beige/grayish tile with SW alabaster paint on wall.s

Planning to replace carpet on stairs and second floor.

Thinking of engineered wood for second floor and hardwood for stairs. Will this option look ok ? Am not that sure. Not planning to replace railing etc.

Or engineered wood both on stairs and second floor will work better?

Need suggestions for wood color and type of tread/retreads or raisers options.

Any pictures would be helpful.

What are you planning to do with the carpet on the first floor?

Your stairs do not die into the porcelain tile which is installed in the other room.

Thanks, brown/white combo stairs look good

No carpet on first floor. Its all the same procelain tile.

Not seeing the first floor, there is always the issue on now the plumbing stacks up. I'm not sure I like the job in the hallway to accommodate the closets. If you keep,the existing configuration - do you necessarily need a door to the playroom? Wondering if you could put the closets between the right 2 bedrooms. The furthest left bedroom becomes smaller so that becomes the laundry room. Your laundry room becomes the playroom. And the playroom becomes bedroom 4.

I would go with the lino. The stone curb under the W/D is good if the leak happens close to the machine, but I worried about a leak/flood where the hose hook ups are or even out the door of the Washer. We put a drain directly under the Washer. The floor gradually slopes (you can notice it) towards the drain. Then it's sealed around the baseboards. With the vinyl flooring it will help (hopefully) in case of a leak.

hollysprings - Thanks for the heads up. You seem to assume that PRO's aren't involved. As far as the structure goes - all steel, lvl's, ridge beams, joists, rafters, etc.,etc., etc., have been engineered. So there is no doubt that it will not fall down around my ears. What I need is folks opinion on layout, not on structural elements.....do you have any suggestions that way?

@cat_ky thanks for the reply. I will have to put down something over the existing asbestos tile, as it is in bad shape (not just the tile, but the floor overall). I will need a much smoother surface to lay the sheet vinyl on, just wanting to know if OSB is the ONLY option, or if there is something else like the hardboard polystyrene I hadn't thought about. Carpet isn't an option - too many kids and animals - we live on an actual operating farm, so not bringing dirt into the house just isn't an option, i swear it seeps in all on it's own around here!

If budget allows, do hardwood on all. At least on first floor. Things have improved with engineered wood of edge of stair designs but still can present a bit of a tripping hazard. I prefer a runner on wood stairs. A good wool or one of the new “faux” sisal blends. Definitely no on LVP for stairs. If budget is tight, and depending on what’s under carpeting, you might be able to paint current wood and do runner. Whatever you decide this is a big project. Keep us posted. Looks like very nice home.
